What Actually Happens During a Roof Replacement?

If you’ve never had your roof replaced before, you might picture a crew showing up, tearing off the old shingles, putting on new ones, and calling it a day.
While that’s the general idea, there’s actually quite a bit that happens between the old roof and the finished product.
At UpFront Restoration & Roofing, we want homeowners to understand what’s happening during their project and why certain steps matter. Here’s a look at what you can expect when it’s time for a new roof.
1. The Old Roofing Is Removed
The first major step is tearing off the existing roofing materials.
This allows our crew to get down to the materials underneath instead of simply covering up the old roof. Removing the existing shingles also gives us a chance to see what condition the roof deck and other underlying components are actually in.
And this is one of the reasons a roof replacement can sometimes uncover things that weren't visible during the initial inspection.
2. We Inspect What’s Underneath
Once the old roofing is removed, we can get a much better look at the roof deck.
The roof deck is the wood underneath the shingles that the roofing materials are attached to. If portions of that wood are damaged, deteriorated, or otherwise unable to properly support the new roofing system, those areas may need to be repaired or replaced before installation continues.
This is one of the most important parts of the process because you want your new roof installed over a solid foundation—not over materials that are already damaged.
3. The Roof Is Prepared for the New Shingles
After any necessary repairs are addressed, the roof is prepared for the new roofing materials.
Depending on the roofing system, this can include installing underlayment, ice and water protection, flashing, and other components designed to help protect the home from moisture.
These materials may not be the part of the roof you notice when you look at your finished house, but they play an important role in how the roofing system performs.
4. New Shingles Are Installed
Once the roof is properly prepared, the new shingles can be installed.
Our roofing crew works across the roof, installing the shingles according to the manufacturer's specifications and making sure the various areas of the roof—including ridges, valleys, edges, and penetrations—are properly addressed.
This is where you really start to see the transformation take place!
5. Ventilation and Other Roof Components Are Addressed
A roof isn't just shingles.
Proper ventilation is an important part of a roofing system because it helps manage heat and moisture in the attic. Depending on the home and the existing setup, ventilation may need to be evaluated as part of the roofing project.
Other components, such as flashing around chimneys, vents, skylights, and other roof penetrations, also need to be properly installed and maintained to help prevent water from finding its way into the home.
6. The Crew Cleans Up
A roof replacement is a big project, but you shouldn't be left with a big mess.
Once installation is complete, the crew cleans up the work area and removes the roofing debris from the property. We also take care to check the surrounding areas for nails and other materials that may have fallen during the project.
The goal is for you to be left with a finished roof—not a reminder of the construction project that just happened.
7. The Finished Roof
And finally, you get to enjoy the part everyone notices: the finished roof!
A new roof can make a huge difference in the appearance of a home, but more importantly, it gives your home a fresh layer of protection against Colorado's unpredictable weather.
From the initial tear-off to the final cleanup, each step plays a role in making sure your new roofing system is installed properly.
What If Something Unexpected Is Found?
One of the biggest questions homeowners have about a roof replacement is, "What happens if you find something once the old roof comes off?"
That's a great question—and it's something that can happen during roofing projects.
Some issues simply aren't visible from the ground or can't be fully evaluated until the existing roofing materials are removed. Damaged decking is one example.
If something unexpected is discovered, we can explain what we found, why it needs to be addressed, and what the next steps are before moving forward.
For insurance-related roof replacements, we also work through the appropriate process with the insurance company when additional covered damage or necessary repairs are discovered.
The important thing is that you know what's happening and why.
A Roof Replacement Is More Than Just New Shingles
When you look at a completed roof, it's easy to focus on the shingles because that's what you can see.
But a properly installed roofing system involves much more than the final layer.
From the tear-off and inspection to the underlying materials, ventilation, flashing, installation, and cleanup, every step matters.
If you're considering a roof replacement and aren't sure what to expect, we're happy to walk you through the process and answer your questions.
